What is actually being sprayed?
BactroKill Plus, an EPA-registered disinfectant, EPA Reg. No. 82972-1-90746. It goes on with an electrostatic sprayer, which puts a charge on the droplets so they wrap around a surface instead of landing only on the side facing the nozzle. Bactronix calls that process Bactronizing.
What the label says it does, and what we never say
Here is what the jug in the van claims, in the label’s own words:
- Kills harmful bacteria on hard and soft surfaces. On hard, non-porous surfaces the label’s contact time is 60 seconds to kill 99.999 percent of bacteria.
- Use as a mold controller and mildewstat on hard, non-porous surfaces, at a 10-minute contact time.
- Odor removal: musty, smoke, pet and water-damage odors.
- No rinse required for food contact surfaces, with NSF listing 170247 printed beside it.
- Active ingredients: chlorine dioxide 0.200 percent, plus two quaternary ammonium compounds at 0.125 percent each.
And here is what we do not say, because the label does not:
- We do not say it kills mold. Growth you can see has to be found and removed first. A disinfectant sprayed over living mold is a shortcut, and the EPA says the same thing about fogging biocide into ductwork that has not been cleaned.
- We do not call it safe, or family friendly, or gentle. Federal pesticide rules keep that family of words out of an advertisement, whatever anyone else in this trade prints on a flyer. It is a registered pesticide, applied by people wearing what its label tells them to wear.
- We do not call it EPA approved. It is EPA registered, which is a different thing, and the registration number is printed above so you can look it up yourself.
- We do not say a treatment changes how anyone in the house feels. What the CDC and the EPA actually say about mold is on can mold in your air vents make you sick, in their words, with their links.

When do people book this at home?
- Just moved in. The house carries the last people’s smell, their pets and their smoke. Customers call it the stale, lived-in smell of a house that has been occupied for years.
- Back from a trip. A house shut up for two weeks in a Lowcountry August comes back smelling closed.
- After a bug goes through the house. Kitchen, bathrooms, doorknobs, light switches, the handles everybody touched.
- Before a new baby or a parent moves in. People want the house done before the furniture arrives, not after.
- A rental turnover. Between guests or between tenants, on the same visit as the vents.
- The house sold. An odor-free listing shows better, and a brand-new house can smell musty too.
Add the vents while we are in the building
The HVAC system is its own job and its own price: $50 a vent. On a whole-house job the $399 vent minimum comes off, so the vents attach at $50 each with no floor under them. That is the cheapest day to do them, because the truck is already parked and the door is already open. The board on this page takes a vent count as an optional field. The dryer vent is $50 added to a visit we are already making, or $99 on its own. We offer it at the booking step, when the window you picked still has room for it.
What this is not
It is not mold remediation. Visible mold on a ceiling or a wall is a different job: it gets looked at, then quoted, because every one of them is different. It is not a substitute for fixing the water, either. The EPA is blunt about that: the key to mold control is moisture control. If something is wet, we tell you what is wet.
