How the job runs, step by step
1. We find the moisture. Mold is a water problem before it is a mold problem. The EPA says it plainly: “the key to mold control is moisture control” (EPA, A Brief Guide to Mold, Moisture and Your Home). In a Lowcountry house it is usually a cold duct sweating in humid air, a condensate line that has stopped draining, or a leak that dried and left food behind. If something is wet, we tell you what is wet.
2. We clean before we treat. You cannot treat mold you have not cleaned off first. The EPA cautions against fogging biocide into ductwork that has not been cleaned, and we agree with it. Growth you can see on a ceiling or a wall gets removed, and that part is looked at and quoted on its own, because every one of them is different. When the vents are on the job, we run the system out and then go back over it: one pass gets what is loose, the second gets what is stuck.
3. We apply the antimicrobial. BactroKill Plus, EPA Reg. No. 82972-1-90746, applied to its label by the Bactronizing electrostatic process. The sprayer puts a charge on the droplets so they wrap around a surface instead of landing only on the side facing the nozzle. We work room by room through the heated square footage you gave us.
4. We stand behind it for 12 months. If what we treated comes back inside a year and no water or moisture was reintroduced to the area, we come back and re-treat it. No charge. The certificate transfers if you sell the house.

Adding the vents
The HVAC system is its own job with its own unit: $50 a vent. Booked on its own it carries a $399 minimum. Put the vents on a whole-house job and that $399 comes off, so they attach at $50 each with no floor under them. Greg was asked that question in plain words and answered it in one: no. The truck is parked and the door is open, so the only thing the vents cost on that visit is the vents.
What the vent job treats: the registers, the duct work, the cooling coil and the outside of the air handler. We run the system out, go back over it, then apply the antimicrobial.

Mold you can see, and mold in a crawlspace
Crawlspaces, basements and poorly ventilated corners grow mold for the same reason ducts do: standing moisture with nothing moving the air. Growth you can see on a ceiling or a wall is a wipe-down, and it gets looked at before it gets a price, because every one of them is different. Those jobs are quoted on the work, not on the square footage and not per vent.
Treatment is also not remediation. If the water is still running, treating the surface buys you a few months and nothing more. The EPA is blunt about it: the key to mold control is moisture control.

What exactly gets treated in the vents?

Can I use regular cleaning product on mold?
It takes more than a deep cleaning. Scrubbing with an ordinary cleaning product removes the visible mold, but the spores are still there and regrow quickly. Spores can develop into new mold within 24 to 48 hours and spread through a home or business HVAC system. Treatment cleans the surface and then applies an antimicrobial to it, which is the step that stops the regrowth.
Why is mold difficult to treat?
Harmful organisms form cell layers as they attach to a surface. The cells grow, divide, and intertwine into a dense protective layer called a biofilm. That biofilm shields the organism and keeps most sanitizers from reaching it.
What makes the Bactronix method different?
The BactroKill process is applied through an electrostatic delivery system that coats the treated area evenly. It creates a surface friction effect that weakens the protective biofilm, which lets the antimicrobial agent reach the cell instead of sitting on top of it.
Why can you offer a guarantee when others do not?
Because the process is repeatable and the product is EPA-registered, applied the same way on every job. That is what a 12-month limited guarantee has to sit on, and the limit is the honest part: if water comes back to the area, so does the growth.
Is the antimicrobial safe to put in my ducts?
The EPA cautions against fogging biocide into dirty ductwork, and we agree. We do the opposite: clean the system first, fix the moisture feeding the mold, then apply only an EPA-registered product to its label.
