Why restaurants need it
A restaurant kitchen makes mold easy to miss. Cooking activities attract pests and generate odors, moisture, food waste, and trash, all of which have to be managed carefully to avoid indoor air quality problems, and a kitchen that runs hot and wet all day gives mold everything it needs behind equipment nobody moves. Food odors circulating through the dining room can be a distraction and concern for customers, and exhaust fans used while cooking, washing dishes, and cleaning can create air quality issues if they are not cleaned regularly.
Restaurants can also develop moisture and dampness problems from roof and window leaks, high indoor humidity, and flooding events, which can lead to the growth of mold, fungi, and bacteria. There are thousands of species of mold, and different species adapt to different moisture conditions, so the thing worth controlling is the moisture.
What Bactronix does about it
We find the water first. The EPA says it plainly: the key to mold control is moisture control (source). Then the surfaces get cleaned, and then they get treated with BactroKill Plus, an EPA-registered antimicrobial, EPA Reg. No. 82972-1-90746, applied by the Bactronizing electrostatic process, which puts a charge on the droplets so they wrap around a surface instead of landing only on the side facing the nozzle.
The HVAC side is its own job: the registers, the duct work, the cooling coil and the outside of the air handler. That is usually where a smell in the dining room is coming from.
Where nobody can find the source, mold testing takes air or surface samples and sends them to a lab. It is quoted rather than posted, because the number depends on how many samples get taken and where.
Guarantee terms for a commercial job come with the quote, in writing, alongside the price. On a house the treatment carries a 12-month limited guarantee: if what we treated comes back inside a year and no water or moisture was reintroduced to the area, we come back and re-treat it.
