Why hotels need it

Guests expect a room that does not smell musty when the air conditioning runs. A stale, closed-up room usually turns up in a review before it turns up in a maintenance ticket, and by then it is public. One customer put it as “that stale, lived-in smell that can come with a house that’s been occupied for years”. A room that sits shut between guests gets there the same way.

Humidity or dampness in a hotel’s indoor air can supply enough moisture for mold growth. Humidity levels can rise as a result of humidifiers, steam radiators, moisture-generating appliances such as dryers, combustion appliances such as stoves, and cooking or showering. If the HVAC system is turned off during or shortly after major cleaning efforts involving a lot of water, such as mopping or carpet shampooing, humidity can rise sharply and moisture or mold problems can develop, particularly after a weather event.

The HVAC system has the potential to spread mold throughout a hotel, so known or suspected mold growth in HVAC ducts or other system components should be investigated and resolved promptly.

What Bactronix does about it

We find the water first. The EPA says it plainly: the key to mold control is moisture control (source). Then the surfaces get cleaned, and then they get treated with BactroKill Plus, an EPA-registered antimicrobial, EPA Reg. No. 82972-1-90746, applied by the Bactronizing electrostatic process, which puts a charge on the droplets so they wrap around a surface instead of landing only on the side facing the nozzle.

Rooms between guests, corridors and the common areas are the usual order of work, planned around your occupancy rather than ours. The HVAC side is its own job: the registers, the duct work, the cooling coil and the outside of the air handler.

Where nobody can find the source of a smell, mold testing takes air or surface samples and sends them to a lab. It is quoted rather than posted.

Guarantee terms for a commercial job come with the quote, in writing, alongside the price. On a house the treatment carries a 12-month limited guarantee: if what we treated comes back inside a year and no water or moisture was reintroduced to the area, we come back and re-treat it.
