A dirty sock smell from an AC or heat pump usually comes from bacteria and mold growing on the indoor coil. HVAC techs call it dirty sock syndrome. It shows up in the first minutes of a cycle, mostly on heat pumps in humid places like the Lowcountry. The fix is cleaning the coil, then treating the surfaces it grows on.

What is dirty sock syndrome?
Dirty sock syndrome is the HVAC trade’s name for a sour, locker-room odor that comes off the indoor coil of an air conditioner or heat pump. Bacteria and mold grow in the wet dust on the coil fins and in the drain pan under it, and the air carries the smell to every register.
Trane’s help center calls it “an unofficial name that was given by contractors to a foul odor that smelled somewhat like dirty gym socks” (source). Goodman’s service bulletin describes “micro-organisms growing on the cooling coil surface, in the crevices of the tubes and fin stock of the indoor coil and in the drain pan” (source).
Why does it smell worst at startup, or when a heat pump switches modes?
The first air across the coil carries whatever built up while it sat damp and still, so the smell lands in the first minutes. A heat pump is worse at the changeover. The same indoor coil runs cold and wet in cooling mode, then gets gently warmed in heating mode.
Trane says reports are heaviest on heat pumps in spring and fall, “when the units would be used in the heating mode during the night and cooling during the day” (source). That is an ordinary October day here. Per Goodman, a heat pump warms its indoor coil to about 120 to 130 degrees, while the coil on a gas furnace can pass 160, hot and dry enough that furnaces seldom have the problem (source).
Why it is worse here. Goodman’s bulletin says the condition “affects mostly heat pumps located in high humidity areas of the country (i.e. Southeastern United States)” (source). A coil in humid air stays wet between cycles, and damp dust feeds the growth. The EPA’s target for indoor humidity is below 60 percent, ideally 30 to 50 (source).
What can you check yourself, and what do HVAC techs do about it?
Three checks first. Change the filter. Make sure the drain line drips outside while the AC runs, because a clogged line keeps the pan full. Shine a flashlight on the coil if you can see it. Past that, the trade fix is a thorough cleaning of the coil, the drain pan and the drain line.
Trane calls the filter the first line of defense and recommends a professional coil cleaning if the smell lingers (source). ENERGY STAR says a plugged condensate drain “can cause water damage in the house and affect indoor humidity levels” (source).
Goodman’s bulletin calls for that cleaning every year, lists coil treatment products, UVC lights and a whole-house dehumidifier, and notes that after a cleaning the odor sometimes returns and sometimes never does (source). A damp, basement smell is a different page: why your AC smells musty.
Where does Bactronix fit?

One honest limit. A badly fouled coil may need an HVAC technician to pull and clean it, or replace it. That is their work, and we say so. This is treatment. It is not structural mold remediation, and it does not fix an active leak. Moisture that is still wet can grow mold again, and saturated porous material gets replaced, not treated.
What does it cost, and how long does it take?
HVAC vent treatment is $50 a vent on the same visit as a whole-home mold treatment, with no extra minimum, or from $399 booked alone. Whole-home mold treatment is $0.30 per heated square foot with a $200 minimum. Both carry a 12-month written guarantee on the invoice: if what we treated comes back inside the year, we re-treat it, except where new water has come in.
Dryer vent cleaning is $50 added to a visit, or $99 alone. No trip charge. You pay on the day. A whole-home treatment takes about 30 minutes at 1,500 square feet, 45 at 2,500 and 75 at 3,500. Frequently asked questions
Does dirty sock syndrome mean my heat pump is defective?
No. Goodman’s service bulletin says it is not a design or manufacturing defect, and that a unit moved out of a house with the smell did not bring the smell with it.
Will a new filter get rid of the dirty sock smell?
Try it first. A filter keeps new dust off the coil and does nothing about growth already on the fins. If the smell is back within a day or two, the coil needs cleaning.
What if the smell is burning or electrical?
That is a different problem, and it has nothing to do with growth on the coil. Shut the system off and call an HVAC technician.
