A musty smell that is worst when the AC runs usually means mold or mildew growing in the air system. Bactronix treats it in two jobs, usually on one visit: the whole home at $0.30 per heated square foot ($200 minimum), and the vents at $50 each, or from $399 on their own. Every job carries a 12-month written guarantee. We serve Charleston, Summerville, Cane Bay and nearby.
Veteran owned. Licensed and insured. EPA-registered product. 12-month written guarantee.
Which job do I need?
If the smell is through the whole house, you need the whole-home mold treatment. If it shows up when the AC or heat starts, the air system is the source, so add the HVAC vent treatment. The two are usually done on one visit, and the price calculator above shows the price for both.
The smell is through the whole house. Book the whole-home mold treatment. We treat every room in the heated square footage, closets included.
The smell shows up when the AC or heat starts. That is the air system. Add the HVAC vent treatment to a whole-home visit at $50 a vent, or book the vents alone from $399.
Lint is building up, or loads take two cycles to dry. That is dryer vent cleaning. It is $50 added to a treatment visit, or $99 on its own.
How a visit works

- We show up in the white van. The company name and the phone number are on the side. We come in the window you picked.
- We find the moisture. Mold is a water problem first. In a Lowcountry house it is usually a cold duct sweating in humid air, or a drain line that stopped draining. If something is wet, we tell you what is wet.
- We clean. Growth comes off the surface before anything is sprayed. When the vents are on the job, that means the registers, the duct work, the coil and the outside of the air handler.
- We treat. BactroKill Plus, an EPA-registered product (EPA Reg. No. 82972-1-90746), goes on with an electrostatic sprayer. The charge makes the droplets wrap around a surface instead of landing on one side of it. Bactronix calls that process Bactronizing.
- You get the guarantee in writing. It goes on the invoice. If what we treated comes back inside 12 months, we come back and re-treat it. No trip charge. You pay on the day.
A whole-home treatment takes about 30 minutes at 1,500 square feet, 45 at 2,500 and 75 at 3,500. You can stay in the house. Keep people and pets out of a room while we spray it. It is yours again 15 minutes later.
One honest limit. This is treatment. It is not structural mold remediation, and it does not fix a leak. Moisture that is still wet can grow mold again, so if we find water coming in, we tell you before we spray.

What customers say on Google
Greg’s Google profile on the Grand Strand shows 4.8 stars from 34 reviews.
We recently purchased an older home and quickly noticed it had that stale, lived-in smell that can come with a house that’s been occupied for years. The air felt fresher, the home smelled cleaner.
