The short answer

Bactronix treats mold in Lowcountry homes: the whole house, the vents, or both on the same visit. The whole-house treatment is priced by the size of the house, with a $200 minimum job, and you have the number before anyone comes out.

What the job is

We find the water feeding the mold, clean it off the surfaces, then treat them with BactroKill Plus, an EPA-registered antimicrobial, EPA Reg. No. 82972-1-90746, applied by the Bactronizing electrostatic process. A 1,500 square foot house takes about 30 minutes, a 2,500 about 45, a 3,500 about 75. You can stay home, and you are back in a room five minutes after we spray it.

The HVAC system is its own job: the registers, the duct work, the cooling coil and the outside of the air handler.

Every treatment carries a 12-month limited guarantee, in writing on the invoice. If what we treated comes back inside a year and no water or moisture was reintroduced to the area, we come back and re-treat it, and the certificate transfers if you sell the house.

The whole-house treatment is priced by the size of the house, with a $200 minimum job. Closets are included, and the garage is included when its footage is part of the number you gave us.

Vents on their own are $50 each with a $399 minimum. Put the vents on a whole-house job and that minimum comes off, so they attach at $50 each with no floor under them. A dryer vent is $99 booked on its own, $50 added to a visit you have already booked.

Why is mold growing in my home?

Molds are part of the natural environment: outdoors, they break down dead organic matter such as fallen leaves and dead trees, but indoors, mold growth should be avoided. Molds reproduce through tiny spores that float through outdoor and indoor air, and mold can begin growing indoors when spores land on a wet surface. There are many types of mold, and none of them will grow without water or moisture.

How is a house priced?

Do we have to leave the house?

No. Stay out of the room being sprayed while we are in it, and you are back five minutes later. You can move ahead of us through the house rather than leave it.

How do I know the mold is in the ducts?

The usual sign is a musty smell when the air conditioning runs, with nothing visible on the vents. Dust that comes back on surfaces within hours of cleaning, and a recent leak or a long humid stretch, are the others. A short on-site check confirms it.
