Can we stay open while you work?
Yes. The building stays open and the work moves one space at a time. Only the space being sprayed has to be empty of people and pets while we spray it, and it is back in use fifteen minutes later. Everything else keeps running the whole time. The order we work in is set on the walkthrough, so the rooms you need open stay open.
What does the space need to look like when we arrive?
Clear enough that we can reach the surfaces. The product has to touch a surface to do anything to it, so anything stacked along a wall or parked in front of an air handler is in the way. Cartons off the floor by the walls, and countertops and equipment surfaces cleared, is most of it. In a kitchen, food and food packaging gets moved or covered before we spray.
You do not have to scrub anything first. We clean before we treat, because spraying over growth that is still there does not deal with it, and the EPA cautions against applying chemical biocides inside ductwork that has not been cleaned (source).
How long does it take?
These times are per space treated rather than per building. What your building adds up to, and in what order, comes out of the walkthrough.

When can people go back in the room?
Fifteen minutes. People and pets keep out of the room while we spray it, and it is yours again fifteen minutes later. Nobody has to leave the building, and no other room has to close.
How is a commercial job priced?
A walkthrough first, then a price off the building. The floor plan, the hours we can work in it, the order we work in and how much of the HVAC system is on the job all change the number, and none of that reads off a web page.

The prices on this site are the residential ones. A house is priced per heated square foot with a $200 minimum, and residential air duct cleaning and treatment is $50 a vent on the same visit as a whole-home disinfection, or from $399 on its own. A commercial building is not priced off those figures. The spray and the duct work come back together as one written quote after the walkthrough, priced off the building rather than off a rate card.
Greg’s rule of thumb: a building carrying a lot of foot traffic is usually treated on a schedule, monthly or quarterly, rather than once. The walkthrough is where that gets settled.
Growth you can see on a ceiling or a wall is looked at before it is priced, because every one of them is different. Where nobody can find the source, mold testing takes samples and sends them to a lab, and it is quoted rather than posted.
What paperwork comes out of it?
An invoice, and a dated treatment certificate naming what was treated and the date it was done. The certificate transfers, so it stays with the building when the tenant or the owner changes, and it is the piece that goes in the property file.
Guarantee terms for a commercial job come with the quote, in writing, alongside the price. On a house the treatment carries a 12-month limited guarantee: if what we treated comes back inside the year, we come back and re-treat it.
Who does the work?

What goes on the surfaces is BactroKill Plus, an EPA-registered product, EPA Reg. No. 82972-1-90746, read off the jug we carry. It is applied by the Bactronizing electrostatic process, which puts a charge on the droplets so they wrap around a surface instead of landing only on the side facing the nozzle. It controls mold and mildew on hard surfaces when it stays wet on them for ten minutes, and it takes out musty, smoke and cooking odors by oxidizing them rather than covering them. On hard, non-porous food contact surfaces, following the label’s food contact sanitizing instructions at one part product to nine parts water, 60 seconds is all it takes to kill 99.999 percent of bacteria. It does not stain or bleach materials or fabrics and will not harm HVAC system components.
The label claims a facility manager usually wants in writing, all on hard, non-porous surfaces that have been cleaned first:
- A residential, commercial and hospital disinfectant. Tuberculocidal at ten minutes wet.
- Kills 99.9 percent of bacteria, mixed one part to nine parts water and left wet for five minutes.
- Kills SARS-CoV-2 in five minutes.
- Kills MRSA, Legionella pneumophila, Listeria monocytogenes, Salmonella enterica, E. coli and Klebsiella pneumoniae (NDM-1) in ten minutes.
- No rinse needed on food contact surfaces. NSF listing 170247.

We find the water first. The EPA says it plainly: the key to mold control is moisture control (source). If something in your building is wet, we tell you what is wet.
This is treatment, not structural mold remediation. It does not fix an active leak, and moisture that is still wet can grow mold again.
