The short answer

Bactronix of the Lowcountry posts a price for four jobs: whole-home disinfection for mold, air duct cleaning and treatment, dryer vent cleaning and mold testing. Whole-home disinfection is $0.30 per heated square foot with a $200 minimum. Vents are $50 each on the same visit, or from $399 on their own. A dryer vent is $50 added to a visit, $99 alone. Treatment carries a 12-month written guarantee.

Not sure which one? Answer two questions and we point you to the right job.

What we do, and what it costs

Whole-home disinfection. Every surface in the house, room by room, with an electrostatic sprayer: closets included, plus the duct work and the drain pan. It is spraying, not cleaning. It is $0.30 for every heated square foot, with a $200 minimum. The garage is included when its footage is in your number.

Air duct cleaning and treatment. We clean the air system, then treat it: each vent and return scrubbed with a rotary brush, the registers, the coil and the outside of the air handler. Dust or growth in the vents needs this first, because spraying does not take it off. It is $50 for each vent and each return on the same visit as a whole-home disinfection, with no extra minimum. On its own, air duct cleaning and treatment starts at $399.

Dryer vent cleaning. $50 added to a visit we are already making. $99 on its own. The outside hood is included either way.

Looking for plain air duct cleaning? On its own it removes dust, and it does not replace treatment. Our air duct cleaning and treatment does both: clean first, then treat, at the vent price above.

Mold testing. Lab testing is $350 for two samples and $450 for four. Past four samples it is quoted on the call.

Visible mold on a ceiling or a wall. A wipe-down of growth you can see. Every one is different, so it gets looked at before it gets a price.

A business, a rental or a building. Offices, warehouses, multi-unit buildings and short-stay rentals get a walkthrough before anything is quoted. Ask for a walkthrough.

How long does each job take?

These are the times we plan the day around. A job that finishes early costs you nothing extra.

Job Size Time at the house
Whole-home disinfection 1,500 sq ft About 30 minutes
Whole-home disinfection 2,500 sq ft About 45 minutes
Whole-home disinfection 3,500 sq ft About 75 minutes
Air duct cleaning and treatment 12 vents About 90 minutes
Air duct cleaning and treatment 15 vents About 2 hours
Air duct cleaning and treatment 20 vents About 3 hours
Air duct cleaning and treatment 25 vents 3 to 4 hours
Dryer vent One run 30 to 90 minutes

You can stay in the house. Keep people and pets out of a room while we spray it. It is yours again fifteen minutes later.

Why two jobs, and not one

One sprays, the other scrubs. The whole-home disinfection reaches the duct work, but spraying does not take dirt off a surface. Dust or growth in the vents has to come off first, and that is a rotary brush on every vent and every return. That is what the vent price buys, and the treatment goes on after it.

They are counted differently too, which is why the two prices look nothing alike. The vents are a system you can count, so they are priced by the vent. The house is a floor plan, so it is priced by the heated square foot.

What you get either way

  • Veteran owned. Licensed and insured.
  • BactroKill Plus, an EPA-registered product, EPA Reg. No. 82972-1-90746, applied to its label with an electrostatic sprayer. Bactronix calls that process Bactronizing.
  • A 12-month written guarantee on the invoice. If what we treated comes back inside the year, we come back and re-treat it. No trip charge.
  • We show up in the window you picked, and the price you saw is the price on the invoice. You pay on the day.

Treatment is not structural mold remediation, and it does not fix a leak. Moisture that is still wet can grow mold again, so we look for the water first and tell you what we find.

Frequently asked questions

What does whole-home disinfection cost?

$0.30 for every heated square foot, the same rate on every house we treat, with a $200 minimum. Put the square footage into the price calculator on the home page and you get the whole number before we come, not after. Closets are in it. The garage is in it when its footage is in the number you gave us.

How much is mold treatment?

The whole house is $0.30 per heated square foot with a $200 minimum, so a 2,000 square foot house is $600. Treating the vents on the same visit is $50 a vent, with no extra minimum. On its own, air duct cleaning and treatment starts at $399. The per-vent page lists everything that price covers.

What do the vents cost if I add them to a whole-home job?

$50 a vent, however many you have, with no extra minimum. On its own, air duct cleaning and treatment starts at $399.

How much is the dryer vent?

$99 on its own, or $50 added to a job we are already at the house for. The outside hood is included either way. We offer it at the booking step, when the window you picked still has room for it.

How often should the ducts be cleaned?

About every four years, in Greg’s experience, and sooner with pets, a smoker or a system that has been wet. Once a system has been cleaned, a yearly vents-only re-treatment with no cleaning is available to customers as maintenance, priced when we see the system. It is not something to book from this page, because a vent with dust or growth in it needs the cleaning first.

Can I have the whole house sprayed every year?

Yes. Some customers have the whole-home disinfection done every year as maintenance, at the same rate.

Can we stay home while you spray?

Yes. Keep people and pets out of the room while we spray it, and it is yours again fifteen minutes later.

Do you price mold testing on the site?

Yes. Lab testing is $350 for two samples and $450 for four. Past four samples it is quoted on the call, because the number depends on how many get taken and where.
