Why Does My Cane Bay, Nexton or Carnes Crossroads Home Smell Musty?

The short answer

A musty smell in a Cane Bay, Nexton or Carnes Crossroads home is usually mold growing where moisture sits, and the air system carries it to every room. Whole-home disinfection for mold is $0.30 per heated square foot ($200 minimum). Vents are $50 each on the same visit, or from $399 alone. Every job carries a 12-month written guarantee, and all three communities get the same prices.

I think it's mold. What do I do?
What have you noticed? A musty smell I can see it on a wall or ceiling Water got in: a leak, a flood, the AC drain backed up, or one room stays damp Nothing I can point to. I want to be certain
Where is it worst? It comes out of the vents when the air kicks on It sits in the rooms, or it is the last owners' pets, smoke or old-house smell

Not sure? Stand at a vent when the AC starts. If that is where it is strongest, pick the first one.

Start with the vents

A smell that rides the air is growing in the duct work. We scrub each vent and return with a rotary brush, clean the registers, the coil and the outside of the air handler, then treat them. $50 a vent, from $399 on its own. Spores travel on the air, so most people add the whole-home disinfection on the same visit, and then the vents carry no minimum. 12-month written guarantee.

Start with the whole home

A smell that sits in the rooms, or came with the last people, is on the surfaces, not only in the air. Whole-home disinfection sprays every surface in the house, closets included, plus the duct work and the drain pan: $0.30 per heated square foot, $200 minimum, about 30 to 75 minutes, and you can stay home. Dust or growth in the vents needs cleaning first, so add the air duct cleaning at $50 each on the same visit if the vents are dirty. 12-month written guarantee.

We look first

Mold you can see gets wiped off, not sprayed over. Every one is different, so we look before we price it, and Greg puts the price in writing before any work starts.

Fix the water first

Mold is a water problem first. Wet material grows again, so the leak, the flood or the drain line gets fixed before anything is sprayed. Once it is dry we treat it, and if something is still wet we say so before we start.

Two ways to be sure

If you can smell it or see it, the CDC says you do not need to know the type, so most people skip the test and treat. To be sure anyway: while we are at the house we can swab a surface and read it on a hand-held meter, or send samples to a lab, $350 for two and $450 for four.

A close square-footage number is fine if you do not know it.

If the smell is worst when the AC runs, or there is dust or growth at the registers, add the vent cleaning. Each vent and return is scrubbed with a rotary brush, then treated. Spraying alone does not take that off.

Count supply and return registers. Most houses have about 1 vent per 150 to 200 sq ft. Leave it blank if you are not sure.

Where does the musty smell come from?

The smell arrives with the air. The EPA names condensation on or near the cooling coil as a major factor in moisture contamination of an air system (EPA, Should You Have the Air Ducts in Your Home Cleaned?). Mold grows where that moisture sits, and every vent in the house carries the smell into the rooms.

The EPA puts the rule plainly: controlling moisture is the most effective way to prevent biological growth in air ducts (same source). It recommends keeping indoor humidity below 60 percent, ideally between 30 and 50 percent (EPA, A Brief Guide to Mold, Moisture and Your Home). The CDC says no higher than 50 percent (CDC, About Mold).

What we treat is the same in any house: the surfaces where the moisture sits.

Why is the smell strongest at some vents?

The smell rides the air, so a vent that moves more air, or sits nearer the air handler, can read stronger than the rest of the house. Treating the system clears it at every vent, not just the loud one.

What does mold treatment cost in Cane Bay, Nexton or Carnes Crossroads?

Whole-home disinfection is $0.30 per heated square foot, the same rate in a cottage and in a four-bedroom, with a $200 minimum. You do not have to measure a thing. The number is already written down. It is on the county tax record for your address, and if you bought in the last few years it is on the listing sitting in your email. Put that figure in above and the total is on your screen before anyone comes out.

If the smell is coming out of the vents, add them to the same visit:

  • Air duct cleaning and treatment added to the same visit: $50 a vent, however many you have, with no extra minimum
  • Air duct cleaning and treatment on its own: starts at $399
  • Dryer vent cleaning: $50 added to a visit already booked, $99 on its own

Time at the house: about 30 minutes at 1,500 square feet, 45 at 2,500, 75 at 3,500. You can stay in the house while we work. Keep people and pets out of a room while we spray it. It is yours again 15 minutes later. No trip charge. You pay on the day.

For scale, national sources put mold removal inside an HVAC system at $2,000 to $10,000 (HomeGuide 2026; This Old House 2026). We treat it early, before it gets there.

Does my Nexton floor plan change the price?

No. Nexton is built out in a lot of different floor plans, from townhomes in Midtown to single-family off Brighton Park, and the price follows one number in all of them: the heated square feet of the house, at $0.30 a square foot. The plan name does not move it and neither does the builder.

Take the figure off the builder’s plan sheet if you still have it, or off the county record for your address. Nexton sits beside Cane Bay in the middle of the service area, at the same prices and with the same 12-month written guarantee.

Do townhomes and cottages in Carnes Crossroads get the same problem?

Yes. A compact townhome or cottage still has supply and return vents, a cooling coil and an air handler, and it still has rooms that hold damp air. Mold grows where the moisture sits, whatever the footprint.

What the size does change is the bill. A cottage does not pay what a four-bedroom pays, because the price follows the heated square feet of the house being treated. The smallest footprints land at the bottom of the scale, and at the short end of the time table too, nearer the 30-minute figure than the 75.

Carnes Crossroads sits between Goose Creek and Summerville, with Cane Bay and Nexton minutes away.

What the air duct cleaning and treatment covers

Air duct cleaning and treatment covers your supply and return vents, the duct work, the cooling coil and the outside of the air handler. They are cleaned first, then treated with BactroKill Plus, an EPA-registered product (EPA Reg. No. 82972-1-90746), applied by the Bactronizing electrostatic process. The list is identical in a Midtown townhome and a four-bedroom off Brighton Park.

You also get a transferable certificate. If you ever sell, it shows the buyer the house was treated, which is a question a South Carolina CL100 letter never answers.

This is treatment, not structural remediation, and it does not fix a leak. If we find water still coming in, you hear it from us before we spray, because new water grows new mold and you would be paying us to treat a surface that is about to get wet again.

Do you do air duct cleaning in Cane Bay, Nexton and Carnes Crossroads?

Yes. Air duct cleaning in Cane Bay, Nexton and Carnes Crossroads is the same visit as our air duct cleaning and treatment. We clean the registers, the duct work, the coil and the outside of the air handler, then treat those surfaces. It is $50 a vent on the same visit as a whole-home disinfection, or from $399 on its own.

Duct cleaning on its own removes dust. It does not replace treatment, which is why we do both on one visit. The job is set out on air duct cleaning, and is air duct cleaning worth it? covers when a cleaning is worth paying for and how to spot a ripoff.

Frequently asked questions

Do you serve Nexton and Carnes Crossroads as well as Cane Bay?

Yes. The three sit minutes apart and carry the same prices and the same 12-month written guarantee. The treatment does not change across them.

How much does mold treatment cost in Cane Bay, Nexton or Carnes Crossroads?

Whole-home disinfection for mold is $0.30 per heated square foot with a $200 minimum, and it carries a 12-month written guarantee. Put the square footage in above, off your county record or your listing, and you see the price before anyone comes out. Air duct cleaning and treatment is $50 a vent on the same visit, however many you have, with no extra minimum. On its own, air duct cleaning and treatment starts at $399.

Why does my home smell musty when the AC runs?

The smell is moving through the duct system and out into the rooms. The EPA names condensation on or near the cooling coil as a major factor in moisture contamination of an air system (EPA, Should You Have the Air Ducts in Your Home Cleaned?). Mold grows where that moisture sits. Cleaning and treating those surfaces goes after the source.

Can you treat mold in a new Cane Bay or Nexton build?

Yes. The age of the house does not change the job, the price or the 12-month written guarantee.

Do you treat townhomes and cottages in Carnes Crossroads, not just single-family homes?

Yes. A townhome, a cottage and a single-family home all hold moisture where mold grows. The price follows the heated square feet, so a smaller cottage pays less than a larger home.

How long are you in the house, and when can we use the room again?

About 30 minutes at 1,500 square feet, 45 at 2,500 and 75 at 3,500. You can stay in the house while we work. Keep people and pets out of a room while we spray it, and it is yours again 15 minutes later.
